Management Asbestos Survey

A
management asbestos survey (formerly a Type 2 Survey) is
the minimum asbestos survey required
In line with current legislation, a management asbestos
survey (formerly a Type 2 Survey) is the minimum survey
required in any commercial property that was built
before 2000. The survey is a visual inspection of all
areas of the property and is designed to account for the
general daily activities likely to occur within a
property. The CAR 2006 Regulations stipulate that it is
the responsibility of the dutyholder (the owner or
‘maintaining tenant’ of a property) to commission this
survey. The survey should be undertaken by a suitably
experienced and qualified asbestos surveyor.
Where properties are sublet there may be more than
one dutyholder. If a commercial property is sub let to
several tenants under maintaining leases there will be
multiple dutyholders. The owner of the site will also be
the dutyholder for ‘common areas’ of the property such
as corridors, lift shafts, roof spaces etc.
The management survey report is the basis for managing
asbestos within the property. Once completed, should
asbestos be present, you are then required to draw up a
‘management system’ to protect employees and contractors
from exposure to asbestos fibre.
