From shapes and sizes to different locations, RB Asbestos are lucky enough to have catered for most of them. The fundamental principles are always the same, but requirements vary greatly depending on the use of the property and any planned future refurbishment works.
The basic requirements are:
- Up to date asbestos surveys and information for all areas under your control
- An overall plan of asbestos management
- Regular ‘condition inspection’ of asbestos containing materials ACM’s, at least annually
- Awareness training for maintenance operatives or property managers
Get your property inspected
There are many companies in the market who will do a lot of the work for you, such as host your information on portals, Q Code your ACM’s and more. However the golden rule is this; your organisation must maintain overall control of the plan and the process. Our team have rescued a number of organisations tied in to frameworks.
One particular scenario includes, where an organisation would have asbestos removal works carried out, providing the information to the survey company to update the portal. After this, the survey company refused, because they hadn’t monitored and inspected the work themselves. This meant the frontline information about the property is incorrect or out of date.
Where surveying companies really earn their stripes, is when major refurbishment programmes start across a portfolio of property. As a survey company (on behalf of your client) you have to interface with contractors, architects, health and safety consultants and design teams to smooth out the process.
