Asbestos Survey Cost – How Much Should You Pay?

The first variable is the size of the site and even that’s not straightforward so let me explain. You could have a small two storey office block which costs more to survey than a much larger industrial warehouse.
The reason for this is when a survey company carry out an asbestos survey they have to detail every room and space individually within the property and give it a unique reference number. Therefore a large warehouse may effectively be one room or space, whereas a two storey office block may have 30 rooms, sub floors, ceiling voids, roof plant rooms etc. So the survey time required may be greater on a smaller building. So there will be a notable difference between asbestos survey costings for domestic and commercial properties.
If your office block was built in 1995 it will probably require less sampling than a block built in 1960. Older premises built at the height of ‘asbestos use,’ often by default, contain more asbestos.
Also a factor is the amount and type of asbestos products present on the site. If every room has floor tiles and an ‘Artex’ type textured coating, more samples will need to be taken which affects the cost.
The company you approach may need to travel a long way to get to your site or they may be local. They could also be a large national organisation who will have a larger overhead than a smaller or medium sized company.
Type of Survey
What type of asbestos survey do you require? A management asbestos survey usually costs less than a ‘refurbishment/demolition’ asbestos survey. A refurbishment/demolition asbestos survey is more invasive and therefore takes more time and cost.
What Other Factors Impact The Asbestos Survey Cost?
Other issues to factor in are how quickly you need the report? Will you need ongoing support in the ‘management’ process following the survey?
There are some handy tips to help keep the costs down:
- Keep a record of all previous asbestos surveys and asbestos remedial or removal work carried out.
- Have a good set of drawn building plans.
- Keep the building in a good condition and ensure the surveyor can easily access all areas.
As a general indication, smaller domestic properties cost in the range of £120 – £275 + VAT. A small industrial unit will be £275 to £775 + VAT, a primary school would probably in the range of £875 – £2000 + VAT and a secondary school £2000 – £10000 + VAT. Larger or more challenging sites would require a bespoke price.
Always use a number of companies and don’t rely on one price alone.
